House Prices in Eindhoven 2026: What €500K Gets You in Each Neighborhood

The median house price in the Netherlands has reached almost €500,000. You need a least gross income of €106K to buy a property. This is applicable if you do not have any debts. Your monthly costs will be €2,400 per month. This is calculated based on a 30-year annuity mortgage with a 3,92% fixed rate for 10 years.

The Eindhoven market is booming. Now, there are over 5000 high tech and IT companies, and the number is growing. Naturally, this attracts a lot of Dutch and internationals looking to buy a house in the region. The average house price in Eindhoven in 2025 was €548,000. In this article I break down the housing selling prices for each Eindhoven neighborhood inside the ring. In which neighborhood can you buy a house for less than €500K?

House prices breakdown

From the 26 Eindhoven neighborhoods inside the ring in only 16 the house prices are below €500,000. Elzent-Zuid, Elzent-Noord and Villapark have the highest property prices, all above €1,000,000. To get a €1,000,000 house in Villapark you need a minimum gross yearly salary of €203,000. In this case your monthly payments will be €4,732 per month. What you will be getting? Most of the cases a house bigger than ~ 150 m2 with a good energy label.

The cheapest properties are in Hagenkamp neighborhood. The average price is €325,614. For this price you will get an apartment of ~ 60 m2.

House prices per m2. In which neighborhood you get more value for money?

In Limbeek Zuid you will get the cheapest price per m2: €3,881. Don’t let this price deceive you since we do not know important facts about the houses like energy label. The winner in price/m2 is again Elzent-Zuid with a whopping €7,812/m2.
