Property value breakdown

From the 11 Eindhoven districts outside the ring, 8 have house prices below the Eindhoven average within the ring. Two districts have prices above the average. In Aanschot the property prices are the highest, around €652,000, followed by Meerhoven with house prices of about €600,000. To get a €600,000 house in Meerhoven you need a minimum gross yearly salary of €106,000. In this case your monthly mortgage payments will be €2,385 per month. What you will be getting? In most cases, you will get a house of approximately 105 m2. It will have a very small garden and a very good energy label.

The cheapest properties are in Erp. The average price is ~ €395,000. For this price you will get an apartment or a house of ~ 115 m2. Most of the properties in this area have energy labels from C to E.

Districts ranked by value per square meter, who comes out on top?

In Dommelbeemd and Oud-Tongelre you will get the cheapest price per m2: ~ €3,800. Be cautious: without knowing factors like energy efficiency, the price can be misleading. Aanschot wins in price per m2. It is €4,700/m2, still €800 cheaper than the average house price in Eindhoven inside the ring.

In general house prices outside the ring of Eindhoven tend to be more affordable than in Eindhoven ring. They also offer key advantages like proximity to ASML and High Tech Campus, more privacy and bigger garden.
